    9am - 5pm: Expanded Great Ideas for Creative Real Estate” by the one and only, John Weaver! John has in excess of forty years of senior level marketing, auction, brokerage and 1031 exchange experience on a national level. Throughout his career, he has sold more than three billion dollars of real estate including commercial, residential, investment properties as well as ranches, farms and mineral rights. He has conducted more than 1,000 real estate auctions events of commercial and residential properties throughout the United States resulting in the sale of thousands of properties.

    6-9pm: Beer & wine reception, Hors D'Oeuvres and personal property trading session.

    9am - 5pm: The Marketing Session will begin promptly at 9am. It will be littered with new formulas and ideas that will open your mind to creative marketing and generate new ideas and opportunities for you. We’ll have experienced moderators that will guide attendees through the session so we can get as much product into the marketplace as possible. Make sure to stay for our raffle at the end of the event.

  • The success of these meetings relies on active participation and bringing a piece to the puzzle. Come prepared with:

    • Property of any type (whether you own it, have it under contract, or represent it).

    • 1031 money (or represent a client with 1031 money or a client under contract to sell, creating a potential 1031).

    • Notes (existing or to be created, performing or non-performing).

    • IRA money and self-directed retirement funds.

    • Clients or friends who have property, funds, or equity to bring to the table.

    • Lending opportunities and fund opportunities.

    • Equity and debt.

    • Willingness to think outside the box with creative financing and deal structures.

    • Partnerships and joint ventures.

    • Business assets or interests that could be traded.

    • Tax and legal expertise.

    • Connections to brokers, investors, and developers who can participate in creative exchanges.

    The more you bring, the more valuable the meeting will be for everyone!

  • Come prepared with detailed knowledge about the property and its owner. Knowing the seller’s motivation and key details will help you structure better deals and uncover hidden opportunities.

    Be ready to discuss:

    • Why the owner is selling.

    • Debt terms (amount, interest rate, loan duration).

    • The property’s current gross and net income (NOI).

    • Plans for the sale proceeds.

    • Tax basis.

    • How long they’ve owned it, their family situation, and future plans.

    • What else do they own?

    • To what extent can they add cash?

    • What other offers have they had on the property?

    The more you know, the more valuable you’ll be in the room.
